I get this question all the time—and there’s no way a DM can cover it. So I worked "weewy weewy hawd" to put everything into one simple Google Doc you can actually use. • How long does it take? Our build took 6 months. We GC'd it ourselves and my husband is an absolute gangster. Realistically though, most builds run 10–18 months, depending on size, complexity, weather, and permitting.

• Do I need a GC?  Not always, but most lenders require a licensed GC. The guide explains pros/cons of both paths!

• In what order do contractors come in?  I include a simple sequence so you know who’s next and why too.
